How the calculator works
Please note: the figures shown in the calculator are only a guide to the monthly cost of your mortgage. Should you require an exact figure, you will need to consult a specific lender. Also, this information does not contain all of the details you need to choose a mortgage. Make sure you read a separate Key Facts Illustration before you make a decision.
In both cases, the figures shown assume an annual interest type mortgage which recalculates mortgage payments once a year. As such they may slightly overstate the monthly payments for more flexible mortgages, offering monthly or daily recalculation of payments.
Capital & Interest
The "approximate monthly repayment" figure gives you the total monthly payment, including both interest and payment towards the capital loan amount. This reduces the amount owed on the capital each month.
Interest Only
The resulting figure gives you the payment required to pay back the interest on the loan amount only. You will need to add on the monthly cost of your repayment method (such as an ISA or endowment policy) in order to reflect the overall monthly repayment.
